Sunitha Rajesh

Sunitha Rajesh is a Partner in the Real Estate practice group, based in the Bengaluru office. Her primary practice area is Real Estate Law, with over 30 years of focused experience in Indian real estate law.

She brings a depth of insight and a hands-on understanding of the legal, regulatory and practical challenges that define property transactions, especially in Karnataka. Her work is distinguished by a strong specialisation in title due diligence, land acquisition, leases and advisory on local and personal laws that affect real estate ownership and transfer.

She has advised a wide spectrum of both domestic and foreign clients, including major real estate developers, institutional investors, corporates and high-net-worth individuals. She is known for her thoroughness, strategic clarity and ability to bridge legal analysis with on-ground realities. Her practice is grounded in the intricate local land frameworks, where she assists clients in navigating both modern regulatory regimes and traditional personal law systems.

Her recognition includes being ranked by Chambers & Partners APAC 2025 in the field of Real Estate (Bengaluru based); recognised as a 'Notable Practitioner' by Asialaw Leading Lawyers 2024–25 for Real Estate; and recommended by the Legal500 Asia-Pacific Guide 2025, 2024 and 2023 for Real Estate and Construction.

Before joining INDUSLAW, she was a Partner at ASLF Law Offices in Bengaluru, where she built a strong foundation in real estate law and led numerous significant property transactions across Karnataka.

She holds a B.A. LL.B. (Hons.) from University Law College, Bangalore (1993), and is an Advocate in India. She speaks English.
